There are three ways which investors can work with me:

Who this is for:

​

  • Working professionals/HNW individuals who want to invest in high yielding property in the Liverpool City Region

  • Based out of the area 

  • Don't have the time, knowledge or experience

2. Lending funds for a property project

 

Depending on the project, I may require funds for 3 months –5 years and this can be discussed with the investor.

I pay a fixed rate p.a, with interest payable monthly, on amounts upwards of £10,000.

 

This should be thought of like putting your funds into a very generously paying bank account.

 

Who this is for:

 

  • People who have savings/inheritance/redundancy sitting in the bank which are making very poor returns, or actually decreasing in value (as inflation is higher than the interest accrued

  • Investors with a pension pot who want to generate a much higher return or have more control on the returns it produces

  • Investors who want a great return

  • Investors who want their funds to remain relatively liquid i.e. funds are returned at the end of the defined project term.

3. 50/50 Joint Venture (No Fee-Equity Share)

​

Your money. My time. The opportunity to invest with me for the long term. The structure is explained in greater detail on a separate ‘JV Proposal’ document – however in short, I provide the expertise and do all the work, the investor provides the funds and purchases the house. Both parties share equally in the capital uplift and rental income.

Who this is for:

 

  • Investors who have circa £100,000 to invest initially.

  • Investors who are able to get a mortgage 

  • Investors who want to benefit from the substantial rental income, as well as capital growth.

  • Investors who want the comfort that,since it is a joint profit & loss deal, the couple have a serious motivation to ensure the asset is protected and the returns are maximized

  • Investors who want a long-term investment.

  • Investors who want to build a significant portfolio of highly cash flowing properties

Who this is NOT for:

 

  • Investors who want all their cash to be liquid, as it may be the case that some of their funds will remain in the deal
